Q. How do I purchase land from your website?
A. When you purchase land from our website, you have the choice of paying in full for the land or having us finance the land for you.
Q.What if I want to finance the land?
A. If you decide that you want to finance the land you are buying, it is an easy process. We don't do credit checks and there is no loan to qualify for. There also aren't any early payoff penalties if you decide to payoff your property early.
Q.What if I decide I want to buy a property?
A. Once a buyer has selected the property that they want to purchase. The buyer contacts Owner Terms.Com by using the "Make Us An Offer Form", which is available on each land listing we have for sale. The buyer may also contact us by email(OwnerTerms@yahoo.com) or by phone( 541-350-8606) to express their interest in the property they want to buy.
Q.What is a Buy Now button I see on each land listing on your website?
A. A Buy Now button is used for owner financed purchases. It is usually only used for the lowest down payment option. If you are wanting to put a larger down payment on an owner financed property, please contact us first.
Q.What if I want to pay cash for a property and not finance it?
A. If you decide to pay cash for a property, please contact us either by e-mail, phone, or by using the "Make Us An Offer Form". We then will contact you directly. Please make sure to include your phone number or e-mail address.
Q.What happens once a land deal is agreed upon between buyer and seller?
A. Once a land deal is agreed upon, the buyer needs to print out and then fill out the Owner Terms Down Payment Form( on left side of of our website under the Land Forms/Tools section). The buyer then mails their down payment along with the down payment form to Owner Terms/ 61537 SE 15th/Bend Oregon 97702.
Q.What payment methods are accepted on your website?
A. Payment can be made by money order, cashier's check, or personal check. Payment can also be made in our secure online payment center with a debit card or credit card.
Q.When is the property secured for me?
A. Once you send in your down payment and we receive it, this is when the property is secured for you. You may do this with paying using a credit card or credit card. Payment can also be made by money order, cashier check, or personal check.
Q.What if I am mailing in my down payment and paying with a money order or check?
A. We will put a 7 day hold on any property that we have for sale if the buyer is mailing in their down payment. The buyer then mails their down payment along with the down payment form to Owner Terms/ 61537 SE 15th/Bend Oregon 97702. You only have 7 days to do this if mailing in your down payment. Once the 7 day window expires, we have no choice but to put the property back up for sale on our website.
Q.What happens when you receive my down payment?
A. We will then send out a sales contract ( for cash deals) or a land sales contract ( for owner financing deals) for the buyer to review usually within 7 business days. The buyer will then fill out the contract and return the original contract to Owner Terms.Com with payment for their land(if it is a cash deal without owner financing) or just the land sales contract( if Owner Terms.Com is financing the land for you).
Q.What if I have some questions about the property I am buying?
A. Before puting down any money on any of our properties, buyers need to do their own due diligence. This will include doing their research(getting questions answered they may have about the property) and doing their due diligence on the property they are thinking about purchasing. We typically can answer most questions through e-mail or by a phone call. All properties we sell come with a clear title by Warranty Deed or Grant Deed,GPS Coordinates or directions to properties, and road/deeded physical access. Q.How long does this whole process take for Cash Deals or Owner Financed Deals?
A. Usually between 30 and 60 days as long as it is a cash sale. If it is an owner financed deal, usually under 30 days depending how fast the mail runs.
Q.How are the final documents and closing handled?
A. Once a buyer has decided on a property that they wish to purchase and they have returned their down payment( for owner financed deals) or sales contract with property payment(cash deals), Owner Terms.Com will sign over the deed(cash deals) and the deed will be recorded in the county where the subject property is located. For owner financing deals we will finish paperwork and set up a property account.
Q.What is the interest rate on Owner Financed Deals? Are there any early payoff penalties?
A. Considering that other land websites charge an interest rate of anywhere from 10% to 13%, we feel the interest rate that we charge on our financed land is very reasonable. Our interest rate on all the land we sell is 8% Also if you decide to pay off your loan early, we don't charge any early payoff penalites. All you need to do is call us up for a payoff quote.
Q.Am I responsible for the yearly property taxes?
A. Yes you are.
Q.Can I start building and developing my property as soon as I start making payments on the property?
A. No. Any construction or the building of any structures, septic systems, wells, utility hookups, roads or fences during the years of this contract, must be approved by the seller in writing. We usually don't allow development on a property until the buyer has a lot of equity into the property or the buyer puts more money down on the property they are wanting to develop. This can be 50% of the contract's value.
Q.When do I get a deed to the property?
A. The deed will be given to the buyer after Owner Terms.Com records the deed in the county the property is located in for cash deals. It will then be mailed to you after the deed has been recorded. Depending on the county, this can take anwhere from 45 days to 90 days. For owner financed deals, the deed will be given to the buyer after all payments have been made on the land sales contract. After the contract has been fulfilled, Owner Terms.Com will then record the deed in the county where the property is located. Depending on the county, this can take anywhere from 45 days to 90 days.
Q.What kind of deed do I get with my property?
A. Usually a warranty deed. This is a type of deed in which the grantor warrants, or guarantees, the title against defects.
Q.What if I receive my land sales contract but don't sign or return my contract?
A. We will then cancel the sale and put the property back up for sale. Make sure you want to purchase the property, before we write up a deal for you. It can cost over $100.00 to mail out contracts and info.
Q.Is someone available to help me locate my property?
A. Some properties we visit and some we don't. We purchase property in bulk from many different sources. We do not offer this service due to the fact that it would add to our costs and therefore add to the sale price of the property. We go to great lengths to provide accurate information in our postings regarding the location of the land. You will always be given accurate directions and or GPS coordinates to your property. GPS coordinates are usually provided on all land we sell on the land listing page. Just click the link and print out the map. We will do our best to help you locate your property.
Q.If I am having the property financed, how do I make my monthly payment?
A. You can either be put on our billing list( if paying with your credit card or bank account) and we shall send you a monthly e-mail, or you can mail in your monthly payment. If mailing in your monthly payment, please mail to Owner Terms.Com/ 61537 SE 15th, Bend Oregon 97702. Payment can be made by money order, cashier check, or personal check. Please make sure to use your payment coupon when mailing in your payment.
Q.What is your refund/return policy?
A. All sales are considered sold, final and binding upon the buyer with receipt of the down payment. Please do your due diligence before making any offer on any of our properties on our website.
Q.What is your website's privacy policy?
A. We will not use or distribute any of your personal information to anyone or any other company. We will release personally identifiable information to third parties and organizations when we believe it is appropriate for us to do so to comply with the law. We will also do so to cooperate with law enforcement investigations, comply with court orders or subpoenas, protect the legal rights of us and our users, or when we believe it is needed for fraud protection and/ or credit risk reduction.Our Web site protects the security of personal information you transmit to us by using Secure Sockets Layer (SSL) software, which encrypts the information you input during the transmission to us. We do not reveal your credit card number when we confirm your order.
Q.Are there any late fees on monthly payments? When are they due?
A. Monthly payments are due on the 5th of each month and declared late on the 15th of every month. There will be a $50.00 late fee on all payments made after the 15th of each month. There will be a $50.00 fee for all returned checks.
Q.How many land properties may one customer purchase from your website?
A. This question all depends on the buyers payment history with our company. We reserve the right to limit the number of purchases made by any single purchaser.
